A $ 6.5 million Mediterranean-style house on Alberta’s summer playground that nails luxurious living – indoors and outdoors – is about to be auctioned off to the highest bidder.

Avanti on Hobson, in Kelowna’s leafy and prestigious Lower Mission neighborhood, is a 10,000-square-foot, seven-bedroom, nine-bathroom retreat that emphasizes privacy on nearly half an acre property while 150 feet from Lake Okanagan .

“You can walk to the lake on your paddleboard, but the house is away from boats on the lake and people walking the beach as soon as you step through the gates,” said Daniel Lambert of Precision Real Estate Auctions, who will be hosting the four-day online auction from September 14th to 16th.

Todd Simpson, the house’s Royal LePage real estate agent and former defender and captain of the Calgary Flames, is an example of a Calgarian who spent his summers in Kelowna and then moved there full-time when his gaming career ended in 2007.

He says that no other house, with its rare combination of timeless luxury and beautiful design, can be compared to Avanti in the city of Central Okanagan.

And not unexpectedly, Simpson already sees interest in the house from Albertans, Vancouverites and local residents.

Avanti is owned by a local family who spent three years planning and then another three years building “an incredibly well-built and well-laid-out home,” which Lambert says is up to $ 8 million would cost to replicate it (at no cost for that much) today.

This two-story home on Hobson Road (Kelowna’s million dollar mile) welcomes homeowners with a Bellagio-style fountain in the sprawling driveway.

The interior of the home has all of the components of luxury living, including a large room with a 22-foot high ceiling and a windowed turret that reveals a spiral staircase that leads to a third floor office. A spectacular chandelier hangs from the floors above in an elegant dining room on the ground floor.

The kitchen is stocked with all the trimmings, but the masterpiece is the custom built European-style wine cellar. With stained glass windows and stone edging, the space can house as many award-winning Okanagan wines as the owner can buy.

There are two garages – five car spaces – with a movie room with a projector screen and blackout blinds above one garage and a fully equipped gym above the other.

Family rooms are on the second floor, but the luxurious master suite on the ground floor has its own laundry room and sleek bathroom that leads (through a movable glass wall system) into a private zen garden. There is also a deck from the master directly onto the pool deck.

It is this inside-out transition that highlights the home’s appeal to Albertans who have purchased vacation or retirement homes in the Okanagan for decades.

The Avanti’s outdoor oasis includes a 14 x 6 meter swimming pool, a sports field (tennis, basketball or flooded for hockey in winter), a sports bar, a whirlpool and a sunken trampoline.

“It’s perfect for a family with children or grandchildren,” says Lambert.

A two-story poolside cabana has a two-bedroom suite with its own kitchen and living area (as a guest suite, suite-in-law, or caretaker suite) and an elevator takes guests down to a game room and then to the pool side.

After a bath or a game of tennis or hockey there is a covered barbecue area in the kitchen with heaters in the wood-clad roof and a stone fireplace (for the cooler nights). Inside there are two more stone fireplaces – in the living room and in the master suite.

Outside there is a beautiful built-in long table under a pergola canopy with more masonry columns.

A swim or paddleboard is an easy stroll to beautiful Sarsons Beach Park, or a private boat service is five minutes away, where your boat will quickly be ready for a day on the lake.

The home is approximately 10 minutes from downtown Kelowna and the area is served by nearly 20 golf courses.

The entire auction takes place virtually. Qualified bidders (financially audited) pay a deposit for participation and receive access to the auction portal. Bids are placed via the four-day auction, with most promotions traditionally taking place on the last day, says Lambert.

The house is sold to the highest bidder.

Avanti has been on the market for a year – not uncommon for a luxury home of this quality.

In fact, the luxury real estate market in Kelowna, which Lambert says his company – which has auctioned properties for 10 years – is valued at $ 3 million and up, is the hottest ever.

Avanti, he says, would cost between $ 15 million and $ 20 million if it was located in Vancouver or Toronto.

“There’s a lot more home and a great lifestyle here for a fraction of the price.”
