This has been Taylor Musseau’s life since the beginning of the summer when she and her sales team began showing hundreds of potential buyers in Vancouver and Kelowna what Caban by Cressey will look like when the 127-unit development at Gyro Beach, Kelowna in the spring of 2024 is completed.

“It was busy. We did over 140 appointments in four days,” said MLA Canada’s sales manager as he walked a minute away from a hectic day at the Caban sales center in Kelowna. “COVID wasn’t an issue at all. While several projects were sold briskly in Kelowna this year, Caban stands out significantly differently, according to Musseau. With only 127 units on its 85,000 square meter property, Caban has more of a “boutique feel” with half to a third of the residents of others. The project consists of two six-story concrete buildings and a 2,000 square meter fitness room with Peloton exercise bikes, treadmills and other exercise equipment.

Collin Crabbe, chief architect at Meiklejohn, says the amenities won’t be overwhelmed due to the lower population of the settlement. Cressey could have sought a reallocation and built a more profitable skyscraper, likely with support from the local council, Crabbe said.

“But Cressey stuck to his vision of a smaller scale that doesn’t feel overwhelming. That means the pool is not overcrowded and the gym is usable. ”His company also added another luxury to the project by adding more outdoor space to the penthouses and larger suites.

Musseau estimates that about 60 percent of buyers will be from the Lower Mainland, with the remainder from the Alberta or Point East region.

“You get a more discerning buyer coming into this project. With COVID, people no longer have to go to the office. You’re from Vancouver and Toronto now and don’t want to live in a 700 square meter apartment. They value more space, and they (Cressey) were smart about going with slightly larger units and not compromising on size. ”While some buyers are Downsizers and retirees, others are young families. Musseau said the Lower Mission neighborhood is a big draw, especially for Vancouverites.

“We call this the Kelowna Kitsilano. It has a lot of the Kitsilano atmosphere. You can walk across the street to the city’s most famous beach. Another feature buyers appreciate is the urban provisioning for caban owners who can rent on short term through services like Airbnb, Musseau said, a zoning condition that is becoming increasingly difficult to find. At the same time, she says Caban has a different mix of suites, offering a total of 31 different floor plans.

Previously built projects have “a lot of tiny suites that are more suitable for investors,” she said. “We have 30 of 127 units here, which work very well from an investment perspective. The rest are larger two-bedroom suites, a demographic that doesn’t target Airbnb. We only have one studio in the whole building, so Cressey thought about the mix very carefully. “
